Through our program, we have been given access to purchase properties in working and middle-class areas at 70% to 80% of the market value. The fact that we are able to buy these properties wholesale affords us many benefits. Aside from the instant equity of 20% to 30% and the 10%-12% ROI on average, we also have arranged financing where you can buy these properties with as little as $5000 down. Beyond that, we have several institutional lenders that will finance up to 75% of the market value after only a few months of owning the property. These lenders lend at low rates on the basis of cash flow and equity with less emphasis on your personal income and credit. What this means is after a few months, you can get nearly all of your money back to do the process over and over again while still generating a nice cash flow.
